Gai Waterhouse has purchased David Hayes's freestanding Victorian home in Kensington, with stables behind at 166 Doncaster Avenue, for $7.3 million.

The price paid was $3.3 million above the guide price and became the most expensive house to sell in the suburb, with the previous record set at $7.2 million for a property bought by a developer.

The old residence had four bedrooms with two bathrooms and is on a 613sqm level block with a 15 metre frontage. At the back are eight stables with direct access to the racecourse behind and Waterhouse already owned the properties on either side.

Bob Guth of BradfieldCleary oversaw the sale and was delighted with the result.
